How to sell your house fast

Develop a winning strategy

Several factors can help you to sell your property fast, and even though some are beyond your control, there are a few things that you and your estate agent can do to make sure your house sells as soon as possible.

Find the right estate agent

Finding an honest, professional real estate agent is always important, but it matters even more if you want to sell quickly. Your agent must be available round the clock, have the experience to set the right price, get your property on the market effectively and then get the deal closed quickly and reliably.

When you’re looking for estate agents, make sure you find someone you trust, and who can help you get the best price for your property in the shortest possible time frame.

What’s the best time to put my house on sale?

Although you can’t control the housing market, you can decide when to put your house up for sale. Broadly speaking, houses sell faster at certain times of the year, and even the day of the week can matter when you put your house on the market. So ask your agent when’s the best time to sell your home fast and at best price for you.

These are a few important questions you should ask if you want to choose the right estate agent: How many properties has he sold in your neighbourhood? Have any clients ever complained about him? What’s his commission? How long does he usually take to sell a property? What makes him different from other agents? Can I see his previous clients’ remarks?

Set the right price.

The key to selling your house fast is setting the right price. An overpriced house can stay on the market for months on end, however much you advertise or market it.

If you want to know how much your home is worth, ask your agent for a Comparative Market Analysis (CMA) based on the latest properties sold in your area.

This analysis will let your agent decide a range of prices for your home. If you aim to sell quickly, your agent will recommend three selling price options.

Get your property ready for sale

Once you have made your home improvements, it might be a good idea to rent a storage room where you can put any furniture you don’t use or any other visual clutter that can make your look house smaller. Leave only the best furniture and a few items of decoration.
It’s important to make sure the house is clean and tidy. Remove personal items, such as family photos, so that potential buyers can imagine that they live in your home.
If you want, your agent can recommend a Home Staging specialist to handle these tasks.

Make home improvements

An agent should always visit you and go round your home with you to note down anything worth improving or removing. Your agent can recommend minor improvements such as painting with neutral colours and changing a few light switches to make buyers more interested.

1MAST tip

Many homeowners ask a higher price for their home in order to negotiate with future buyers and get a better price. However, we don’t advise you to use this “There’s always time to drop the price” strategy if you want to sell quickly and at the best price. If your home is overpriced, it won’t appear in homebuyers’ internet searches, so they won’t be able to make an offer.

Make your home stand out from the rest in the neighbourhood.

After tidying up the inside, don’t forget the outside! It’s the first thing clients will see when they visit your home! Your agent can recommend a gardener you can hire to tidy up your garden.

Photo report.

Although you could take photos yourself, a professional real estate photographer can help your home sell faster and at the best price. At 1MAST, we know that properties photographed with a high quality camera and lens sell at a higher price on the market.

With 1MAST, you’ll have professional photos and a free 3D Matterport video. Interactive 3D scanning let buyers experience what’s it’s like to be in your house, and is ideal for foreign buyers.

Open House

Our open house days are always a success, as they let potential buyers visit your property without a prior appointment.

1MAST tip

Turn on the air conditioning when you’re showing people round your property. If it’s too hot, the buyers will feel uncomfortable heat and won’t spend long in your home. Be careful with bad smells: avoid cooking before a visit and using way-too-strong air fresheners

Negotiating and offers.

At 1MAST we only work with firm offers, and buyers make a deposit to avoid any false expectations. We work as your representatives, and we’ll always create a strategy to get the best price for you.

Legal advice.

Once you accept an offer, we’ll draw up the contracts and will furnish all the paperwork to the bank if necessary. At the end of the process, we’ll be on hand to help you at the notary’s office, in case you need to handle any unforeseen, last-minute issue. We’ll make sure you get your money and in return you’ll hand over the keys to your home.
